This 375,000 RSF, LEED-certified project was a full upgrade of a historic building in Manhattan’s Flatiron district. Located at the corner of Park Avenue South and 19th Street, the 13-story building offered much existing architectural character in its cast iron, terracotta structure, use of classical proportions, and abundance of brick. The project consolidates the client’s former real-estate footprint into one space with one unifying cultural vision. The minority-majority architecture firm, working in close tandem with a woman-led real-estate and construction team, celebrates the building’s historic character and transforms it to reflect its new post in contemporary New York City. With amenities such as a café, a landscaped roof terrace, a new penthouse and event space, a wellness and fitness center, and multipurpose spaces with biophilia throughout, the design champions a new, people-centered agile workplace. Over 100 interior planters with living plants – grossing 3,500 SF total – are integrated into open workstations. A 35.92% reduction of indoor water use was documented post-construction; WELL-platinum certification is in progress for the project.
